Need to Know…
1. 92% of home buyers use agents, because it may cost them $0.00 to use all the benefits of professional representation. 2. FSBO owners lose out on 92% of home showings because agents don’t typically show FSBOS. 3. Real estate agents don’t get paid unless they bring you the offer that you are happy to accept, so they come basically risk free. 4. Professional photography and marketing is paid for by your agent, and according to the Wall Street Journal, it adds 12% to the perceived value of your home. 5. About 96% of all your showings will be wasting your time and energy preparing the home. Agents separate the lookers from the buyers by prescreening them before the showing. Only about 4% of the people that go to FSBO showings are ready, willing or even qualified to buy. 6. FSBO owners risk personal safety and home security, by having random people walk through their home with them. Agents have learned the hard way to ask for ID and run basic background checks online to make sure the people requesting a showing are who they say they are. (I personally have intercepted multiple imposter showings by verifying the buyers before meeting them, and most had long criminal records and used fake identities!) I don’t know what they were after, but glad not to find out. 7. Bargain hunters & hagglers look for FSBOs because they feel they are entitled to a huge discount off your asking price since you don’t have any commission to pay. FSBO owners don’t save any money when this happens. This is why 8 out of 10 FSBO owners reject being disrespected by them and end up listing with an agent. 8. Unlicensed FSBO owners don’t have errors & omissions insurance to protect them, and can be legally liable in lawsuits for not disclosing certain things before the sale that the law requires by use of standard forms that most agents have signed to protect sellers from liability. 9. FSBOs do not get maximum marketing exposure that lead to bidding wars and highest and best offers 10. Agents get buyers to sign the contract in a timely manner before “Buyer’s Remorse” kicks in and they change their minds. All buyers get some degree of buyer’s remorse or anxiety that feels like a kick in the gut, so timing is very important! It’s normal, but buyers typically mistake it as a sign not to buy and they cancel, not realizing that the feeling subsides over time. I always prepare my buyers in advance to expect it so they do not cancel out of fear.
